Park homes and lodges for sale in Hampshire

Four of the nine parks in the portfolio are in Hampshire: Marwell Court near Winchester, Green Pastures and Hill Farm, and Hound Hill, which is the residential one. Between them they have homes for sale from holiday lodges on twelve-month licences to residential homes you can live in all year. The Solent, the New Forest and Winchester are all within half an hour.

Park homes and lodges for sale in Hampshire, plot by plot

Guide prices. The annual pitch fee is on every listing, and so is what the park takes if you sell. To compare the whole portfolio, use the filters on the listings page.

Hampshire is where this portfolio is concentrated, and the four parks are genuinely different from one another rather than four versions of the same thing.

Marwell Court is the new gated estate beside Marwell Resort. Green Pastures and Hill Farm are smaller and quieter. Hound Hill is residential, which makes it the only one of the four where you can actually live.

Which Hampshire park should I look at first?

If you want to live there full time, Hound Hill, because it is the only Hampshire park in the portfolio with residential consent. Everything else in the county is a holiday lodge, whatever its specification.

If you want a holiday lodge with facilities on the doorstep, Marwell Court: a gated estate of fifty-two acres beside a resort that has traded since 1982, twelve-month consent, and consent for 488 lodges.

If you want quiet, Green Pastures or Hill Farm. Smaller parks, fewer plots, less going on, and that is the appeal rather than a shortcoming.

What is actually nearby?

Winchester is a few miles from Marwell Court: the cathedral, the schools, and a station with fast trains to Waterloo. The Solent and the Isle of Wight ferries are south. The New Forest is west.

Each park page carries the list the parks team keeps for its own park rather than a generic county description: the pubs, the supermarkets, the doctors, the nearest station, with distances.

What does it cost to own one in Hampshire?

The pitch fee is £5,000 a year on the holiday parks and £3,000 on Hound Hill, plus metered utilities billed quarterly and insurance on the home. Council tax applies at Hound Hill and not on a holiday lodge.

No stamp duty on any of them. On a resale the park takes ten per cent at Hound Hill, capped by the Mobile Homes Act, and 15% plus VAT on the holiday parks.

Can I see one before committing to anything?

Yes, and you should. A viewing is booked through the site or by telephone, you meet someone from the park, you walk the plot, and you see the home if it is sited or the model at the show home if it is not.

Bring the dog. Walk the plot in the rain if you can arrange it. Ask which way the deck faces and what is planned for the empty plot next door.

Questions people ask

Can I live on a Hampshire park all year?

+

At Hound Hill, yes: it has residential consent and a Mobile Homes Act agreement. The other three Hampshire parks are holiday parks, so a lodge there can be used every day of the year but cannot be your main residence.

How far is Winchester from Marwell Court?

+

A few miles, at Owslebury. The park page gives the distance to the station and to the nearest supermarket and doctor, measured rather than estimated.

Are the Hampshire parks gated?

+

Marwell Court is a gated estate. The park pages state the arrangement for each one, along with the arrival times and who meets you.

Is there a minimum age?

+

On the residential park, usually yes, and the park rules state it. On the holiday parks there is no minimum age for ownership, though some parks are adults-only in practice.

Which Hampshire park has the most homes for sale?

+

Green Pastures and Hill Farm have four each at present, Hound Hill three and Marwell Court two. The numbers change as plots are released, and the listings page is the current answer rather than this one.

Nothing here is legal advice. The licence or Mobile Homes Act agreement, the park rules and the written statement govern, you receive them at least 28 days before signing, and we recommend a solicitor who knows park homes reads them. The buying guide sets out the whole process.
