A small, quiet park in the hills above Rackenford, sitting between Exmoor National Park to the north and Mid Devon to the south. Up to eighty lodges on thirteen acres, with the moor twenty minutes away and the coast under an hour.

Acorn is for people who want the countryside rather than a resort: the lanes, the pubs and the market towns of South Molton and Tiverton. It holds unconditional consent for twelve-month holiday use.

Exeter is seventeen miles for the cathedral, the shops and the mainline station.

Planning: Unconditional consent, 12-month holiday lodges, up to 80 on 13 acres.

Questions about Acorn Retreat

How many homes are for sale at Acorn Retreat?
3 homes are on the market at Acorn Retreat today, with guide prices £200,000 – £290,000. Each is sold by the park itself rather than through an agent, so the person who shows you round is the person who answers your questions afterwards.
Can I live at Acorn Retreat all year round?
No. Acorn Retreat is a holiday park — unconditional consent, 12-month holiday lodges, up to 80 — so a home here cannot be your only or main residence, however much of the year the park is open. It is a second home, and that is what the agreement says.
What is the pitch fee at Acorn Retreat?
£5,000 a year, which is about £417 a month. It covers the plot, the park's upkeep and the services to the home, and it is reviewed once a year. The figure for your plot is confirmed in writing in the agreement you receive at least 28 days before you sign anything.
How do I arrange a viewing at Acorn Retreat?
By appointment, with someone from the park. You walk the plot, see the home if it is sited and the show home if it is not, and you are not asked for a deposit on the day. Weekends and weekday evenings are both possible, and the park takes bookings on 07375 655173.
Is a new home at Acorn Retreat under warranty?
Yes. Every home sold across the nine parks is built to BS3632, the British Standard for residential park homes, and carries a ten-year structural warranty. That is the building. The agreement for the plot, the park rules and the pitch fee are separate, and you have all three in writing before you sign.
Who runs Acorn Retreat?
The park is run by Simon Gotthardt, who you can reach on 07375 655173 or at s.gotthardt@homesuk-group.co.uk. Acorn Retreat is one of nine parks in the group, and the sales team for it sits at the park rather than in a head office, so the number you ring is answered by someone who can walk out to the plot.
