A farm park in the lanes west of Romsey, in the Test Valley between the chalk streams and the northern edge of the New Forest. Salisbury and Southampton are both a quarter of an hour further than Romsey.

Hill Farm is rural in the proper sense — the nearest pub is a village inn under a mile away and the nearest supermarket is a Waitrose in Romsey. Fishing on the Test is five miles, and Paultons Park seven.

Planning: Holiday use.

On the park today

Seven residential static caravans, with seventeen hard-standing and thirty tent pitches. Four plots are on the released schedule, from £225,000.

Questions about Hill Farm

How many homes are for sale at Hill Farm?
4 homes are on the market at Hill Farm today, with guide prices £225,000 – £335,000. Each is sold by the park itself rather than through an agent, so the person who shows you round is the person who answers your questions afterwards.
Can I live at Hill Farm all year round?
No. Hill Farm is a holiday park — holiday use — so a home here cannot be your only or main residence, however much of the year the park is open. It is a second home, and that is what the agreement says.
What is the pitch fee at Hill Farm?
£5,000 a year, which is about £417 a month. It covers the plot, the park's upkeep and the services to the home, and it is reviewed once a year. The figure for your plot is confirmed in writing in the agreement you receive at least 28 days before you sign anything.
How do I arrange a viewing at Hill Farm?
By appointment, with someone from the park. You walk the plot, see the home if it is sited and the show home if it is not, and you are not asked for a deposit on the day. Weekends and weekday evenings are both possible, and the park takes bookings on 01794 340402.
Is a new home at Hill Farm under warranty?
Yes. Every home sold across the nine parks is built to BS3632, the British Standard for residential park homes, and carries a ten-year structural warranty. That is the building. The agreement for the plot, the park rules and the pitch fee are separate, and you have all three in writing before you sign.
Who runs Hill Farm?
The park is run by Christine Vine, who you can reach on 01794 340402 or at c.vine@homesuk-group.co.uk. Hill Farm is one of nine parks in the group, and the sales team for it sits at the park rather than in a head office, so the number you ring is answered by someone who can walk out to the plot.
