Website terms and how a purchase works
These terms cover your use of this website and set out, in plain terms, how buying a home on one of our parks proceeds. Nothing on this site is an offer capable of acceptance: a home is sold only under a written agreement, and every figure here is a guide until it is.

Prices and descriptions
Prices shown are guide prices for the home sited on the plot named, including delivery, siting, connection to services and the decking and parking described. They exclude the annual pitch fee, utilities and insurance, which are shown separately.
A price marked "price on application" means the park has not yet fixed a price for that home. The sales team will quote in writing.
Photographs show the model of home, and where stated, the actual home on the actual plot. A manufacturer's render is labelled as such. Room sizes and dimensions are the manufacturer's and may vary slightly on the sited home.
Distances in the local information are road miles from the park entrance as measured by the parks team, rounded, and are for guidance only.
Holiday homes and residential homes
A holiday home is sold with a licence to occupy the plot for holiday use. On our twelve-month parks the home is available to you all year, but it cannot be your only or main residence, and you must be able to show an address elsewhere.
A residential home on a park with residential consent is sold with a written agreement under the Mobile Homes Act 2013. That agreement gives you the right to live in the home on the plot indefinitely, sets the pitch fee and how it is reviewed, and gives you the protections of the Act, including on resale and on the park's obligations to maintain the site.
Each home's page says which of the two it is. Ask if you are unsure: it is the most important difference between two homes that can look identical.
What you own
You buy the home. The park keeps the freehold of the land and grants you the right to keep your home on the plot under the licence or agreement. Because there is no transfer of land there is no stamp duty, no conveyancing of title and no chain.
The home is yours to sell. On a residential park the Mobile Homes Act sets a commission of up to 10% payable to the park on a sale; on a holiday park it is 15% plus VAT under the licence. Either way it is shown to you in writing before you buy.
How a purchase proceeds
Viewing: arranged through this site or by phone, at a time that suits you, with someone from the park.
Reservation: a reservation fee holds the plot and the home for an agreed period while the paperwork is prepared. It is refundable, save for costs the park has actually incurred and can evidence, and the terms are set out in writing before you pay.
Paperwork: you receive the licence or Mobile Homes Act agreement, the park rules, the pitch fee schedule and the written statement the Act requires, at least 28 days before you are asked to sign. You are free to take legal advice, and we recommend it.
Completion: on payment of the balance the home is yours and the keys are handed over. New homes come with the manufacturer's warranty, normally ten years on the structure.
Part exchange and finance
On a residential park we take an existing home in part exchange: a valuation is arranged and the figure offered in writing, and you are never obliged to accept it. On a holiday park it is settled case by case with the sales team.
We do not offer finance and are not a credit broker. If a finance company is introduced at your request, it will be one authorised by the Financial Conduct Authority and it will deal with you directly.
Using this website
The content of this site is ours or licensed to us and may not be reproduced for commercial purposes. You may print or save pages for your own use in considering a purchase.
We take reasonable care that the information here is accurate and current, but the parks change and homes sell. Where this site and a written quotation differ, the quotation prevails.
This site does not take payment of any kind. If anything claiming to be this site asks for a card or bank details, close it and contact us.
Complaints
Write to l.dix@homesuk-group.co.uk or to the registered office. We acknowledge within five working days and respond in full within twenty. If you are buying a residential home and remain unhappy, the parks are members of the relevant industry scheme, whose details are in the written statement you receive.
Law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. If you live in Scotland or Northern Ireland you may bring proceedings in your own courts.
