Park homes and lodges for sale in Devon

Two of the nine parks are in Devon: Mill Park and Acorn Retreat, both in the north of the county near Ilfracombe, both holding twelve-month holiday consent. The lodges for sale on them can be used every day of the year but cannot be a main residence. Woolacombe, Croyde and the South West Coast Path are within a short drive, and Exmoor is behind you.

Park homes and lodges for sale in Devon, plot by plot

Guide prices. The annual pitch fee is on every listing, and so is what the park takes if you sell. To compare the whole portfolio, use the filters on the listings page.

North Devon is the holiday end of this portfolio, and the two parks there are holiday parks rather than residential ones. That is the first thing to be clear about, because the specification of the lodges would not tell you.

What you are buying is a base on the coast that is yours whenever you want it, in a part of the country where a week in August costs what a lodge costs in a season.

What is the difference between Mill Park and Acorn Retreat?

Mill Park is the larger of the two, with year-round holiday consent for up to 336 lodges and pitches, set in a wooded valley running down towards the coast.

Acorn Retreat is smaller and holds unconditional consent for up to 80 twelve-month holiday lodges. Fewer plots, less going on.

Both park pages carry the facilities, the consent in full, the pitch fee, and the local list: the pubs, the shops, the beaches, with distances.

How close is the coast?

Close enough to walk to the coast path from both, and a short drive to Woolacombe and Croyde. Ilfracombe is the nearest town of any size.

The beaches have seasonal dog restrictions on parts of the sand between May and September, with dog-friendly stretches all year. The parks keep the current signage; ask them rather than trusting a web page, including this one.

Can I let the lodge out?

Not at present on either Devon park. Subletting is offered at Marwell Court through Landal and not elsewhere in the portfolio.

If letting income is part of the plan, raise it before you reserve. The answer is in the licence rather than at the discretion of whoever you speak to.

What does a Devon lodge cost to own?

A £5,000 annual pitch fee, metered utilities billed quarterly, and insurance on the lodge. No council tax, because it is not a residence, and no stamp duty, because there is no land transaction.

On a resale the park takes 15% plus VAT, set by the licence. Worth knowing on the way in rather than on the way out.

Questions people ask

Can I live on a Devon park all year?

+

No. Both Devon parks hold twelve-month holiday consent, which means the park never closes, not that a lodge can be your main residence. For that, look at Hound Hill in Hampshire or Tarvin Sands in Cheshire.

How far is Woolacombe?

+

A short drive from both parks. The park pages give measured distances to the beaches, the town and the nearest supermarket rather than a vague line about the coast being nearby.

Are the Devon lodges built for winter?

+

Yes. Every home for sale across the portfolio is built to BS3632, the residential standard, with full insulation and gas central heating, and carries a ten-year structural warranty.

Can I keep a dog at the lodge?

+

Yes, on both parks. Numbers and the rules are in the park rules, which you receive before you sign rather than after.

How many lodges are for sale in Devon?

+

Three at Mill Park and three at Acorn Retreat at present. The listings page is the current figure; plots are released in batches.

Nothing here is legal advice. The licence or Mobile Homes Act agreement, the park rules and the written statement govern, you receive them at least 28 days before signing, and we recommend a solicitor who knows park homes reads them. The buying guide sets out the whole process.
